Thinking about selling your home? First impressions are important. The facade is the first thing buyers see so here are five easy was to improve curb appeal!

#1- Update outdoor lighting- When updating lighting consider the function and design. You want your new lights to illuminate walkways and accent your home. Adding new lighting can help add a modern feel to your home’s exterior.

#2- New house numbers- Are your house numbers looking faded or worse for wear? Changing house numbers can be a quick and inexpensive way to make your house stand out on the block.

#3-Touch up paint- If you have any paint peeling or chipping on your doors and trim this is an easy way to add more value and curb appeal to your home. New buyers will be more attracted to homes that are move-in ready rather than fixer uppers.

#4-Lawn care- Keep your lawn green and trimmed! If you have a patchy lawn or an overgrown rainforest it will take away from your overall value and appearance. Prior to listing your home ensure your lawn is mowed, try to remove any weeds and aerate/spread seeds throughout the lawn.

#5-Door handles- Door handles, really? Small exterior updates like door handles go a long way. You can update the style of your home’s exterior by changing the accents. Over time handles begin to stick and locks become harder to open. Changing the front doors locks and handles will give the door a new look and is much cheaper than purchasing a new door.

One of the top ways to maximize your home's value is by starting in the kitchen. To help your home stand out among competition consider these 5 kitchen updates to increase your home's value and appearance before listing.

Small cost effective changes that can give your kitchen a modern look.

-Change out those dated faucets – Updating your kitchen faucet can easily be done without having to call a plumber. Calgary’s hard water can break down the faucet which leads to slow drips, leaks and calcium stains around the fixture and sink. Head down to your local hardware store and choose a modern faucet that compliments your kitchen.

-Adding/updating the backsplash-  Backsplashes are not only functional but can also add a wow factor and serve as a centre piece to your kitchen. If your kitchen does not require many tiles, check out the “as is” or “bargain” sections for a deal.

-Replacing worn or dated handles- Your kitchen's hardware can help give your cabinets and drawers a fresh look. A quick swap from old knobs to new handles can be done in minutes, small details that can help give your kitchen a lasting impression.

-Modern lighting- Pot lights can be costly to install if your home is already developed. Add a modern flare or a rustic look to your kitchen by updating light fixtures. Think about adding dimmers to existing lights to provide the perfect ambiance for any dinner party.

-Paint- A new coat of paint will always make a room feel brighter, cleaner and bigger. Choose a neutral hue that will easily match a potential buyer's décor.
